  1. Where is your office located?

    At 753 E. Broad St, Columbus, OH 43205 1 1/2 blocks east of I-70 and E. Broad. In a big house on the corner of E. Broad St. and S. Garfield Ave.

  3. What are your office hours?

    Office hours are Monday through Friday 9:00 am - 5:30 pm, Saturday, 9:00 am - 1:00 pm. We do reserve the right to close the office for holidays or meetings, as needed.

  4. What utilities are residents responsible for?

    Residents are responsible for all utilities: gas, electric and water. Water is billed by F&W Properties or Guardian Water & Power. Prior to move in, residents need to contact utility companies to establish an account.

  6. Do you allow pets at F&W?

    It depends on the property. Dogs would not be allowed in buildings with common hallways however if a unit has its own entrance it may be possible to have a dog. Cats are allowed. There is no pet fee/pet security deposit required just $10 pet rent per month.

  7. When and where is rent due?

    Rent is due on the 1st of every month. It's considered late after the 1st but the first late fee of $50 will not be assessed until after the 5th of the month. The second late fee of $50 will be assessed after the 10th of the month. In order to avoid a late fee the rent needs to be in our office or postmarked no later than the 5th for the first late fee and the 10th for the second late fee. If the 5th or 10th is a holiday, Sunday or we are closed, you are still responsible for paying on time. Late fees will be assessed accordingly. All rents are to be made payable to F&W Properties and sent to 753 E. Broad Street, Columbus, Ohio 43205. Also, you can pay rent 24 hours a day by using the rent drop on the Garfield Ave. side of our office or by paying online at https://residentwebaccess.rentmanager.com/?corpID=fwprop (Note: You must first call our office and get your customer account number to create an online account).

  8. Below is what we consider a Maintenance Emergency?

    A true emergency is something that threatens your physical being or the structure of the apartment, below is things we consider an emergency:

    • Lockout-(Residents will be charged $125 to have someone come and let them in the apartment, no keys will be given). Residents may buy a key for $2 at the rental office during normal business hours.
    • Severe running water causing damage. (Try to shut the water off)
    • Fire (Call the fire department first, then us)
    • No heat (Temperature below 32 degrees)
    • Break in (ie: burglary, robbery)
    • No electric in all of apartment (If electric is out to refrigerator for some time and you suffer food loss, your rental insurance should cover the damage)

    If you have any of the problems listed, please call our 24 hour emergency service at: (614) 448-2548. Please make sure if you call in an emergency; that you give a phone number and stay by the phone so a member of our emergency team can call you back.

  9. Can my packages be delivered to the office if I am not home?

    We will sign for your UPS, DHL and FedEx packages at the F&W Leasing office if you are not home to receive them. We will keep them at the office until you have time to pick them up, however, we will not be responsible for packages that are not picked up in a reasonable amount of time. (We have a limited amount of space to store them so please pick them up as soon as you can.)

  10. Is there a fee for paying my rent online vs at the office?

    There is a $10 fee to pay with a credit card or FREE to use ACH/Checking/Savings accounts online. There is no fee for adding funds to your Smart Card Laundry

  11. Do you have a resident referral program?

    Yes, we do! We are happy to pay a $50 referral fee to residents who refer a neighbor. The prospective resident needs to tell us on their first visit to our leasing office that you sent them. The money will be paid in the form of a check; after the new resident signs his or her lease.

  12. How much notice do I need to give before I move out?

    As stated in our section VII of our Lease, A 30 day written notice is required before 1st of the month that you plan to leave at the end of. If leaving July 31, written notice must be given no later than June 30.Download the Notice to Vacate [PDF]*
