Application Qualifications

Thank you for your interest in F&W Properties. Applications are processed in the order received. Once a complete application and all required documentation have been submitted, processing may take up to three (3) business days.

Rental Qualifications

Applicants must demonstrate sufficient income or other verifiable resources to meet rental obligations, generally equal to at least three (3) times the monthly rent.

Credit score (generally a minimum of 600), along with credit history, rental history, and payment history, is evaluated as part of the overall screening process. Recent evictions, outstanding landlord balances, or unsatisfactory history may affect approval.

Approval is based on the overall application, and no single factor guarantees approval.

Conditional approvals may be available based on overall application strength.

Criminal Screening

F&W Properties conducts criminal background screenings to promote resident and property safety.

Criminal history is evaluated using an individualized assessment that considers the nature, severity, and recency of any convictions, as well as their relevance to housing.

Applicants may request an individual review and provide additional information. Adverse action notices will be issued as required by law.

Credit Reporting

Through our property management system, positive payment history may be reported to Experian RentBureau.

Application Requirements

Applicants must provide:

  • Proof of income in a clear, legible PDF format (e.g., recent pay stubs, offer letter, or other verifiable income documentation). Screenshots, photos, or incomplete documents will not be accepted.

  • Valid, government-issued photo identification (e.g., driver’s license, state ID, passport, or visa).

Additional documentation may be requested when necessary to verify eligibility and will be requested consistently for applicants in similar circumstances.

Application fees are non-refundable. A consumer credit report and criminal background screening will be completed for all applicants.

Payments

All charges, including but not limited to rent, utilities, pet fees, liability charges, non-compliance fees, and other applicable charges, must be paid electronically through the AppFolio Tenant Portal using one of the following methods:
• ACH (bank transfer, processing fees apply)
• Debit or credit card (processing fees apply)

Use of the online payment system is subject to AppFolio’s terms and conditions, including any applicable arbitration provisions.

Payments made outside of the Tenant Portal are not accepted. All payments must be made in full through the Tenant Portal unless otherwise approved in writing.

Alternative payment arrangements may be available upon request or as a reasonable accommodation.

Occupancy & Applications

Each resident age 18 or older, including co-signers, must complete a separate application and pay the applicable application fee.

Pets

Pets may be permitted with prior approval and may be subject to monthly pet rent and applicable fees.

Service animals and assistance animals are not considered pets and are not subject to pet rent, fees, or restrictions, in accordance with fair housing laws.

Holding a Unit

Application fees do not guarantee a unit. Units are reserved on a first-come, first-served basis only after an application has been approved and the required security deposit has been paid.

Security deposit amounts are property-specific and are listed on our website.

Once approved, an application may hold a unit for up to fourteen (14) days from the date of approval. If a lease is not executed within this timeframe, the unit may be released back to the market without further notice.

Deposits will be refunded if an application is denied. Deposits are non-refundable if the applicant withdraws after approval.

If you are using the Renters Choice program to pay your security deposit in installments, you must pay either the first installment or the full first month’s rent in order to hold the unit off the market.
