Application Qualifications

Thank you for your interest in F&W Properties. Applications are processed in the order received. Once a complete application and all required documents are submitted, processing may take up to three business days.

Application Requirements

Applicants must provide:

  • Proof of income

  • Government-issued photo ID (passports and visas accepted)

Additional documentation may be requested when necessary to verify eligibility and will be requested consistently for applicants in similar circumstances.

Application fees are non-refundable. A consumer credit report and criminal background screening will be completed for all applicants.

Payments

Rent and utility charges are paid electronically through our Tenant Portal using ACH bank transfer or debit/credit card. Payment methods must support standard ACH processing. Alternative arrangements may be available upon request or as a reasonable accommodation.

Occupancy & Applications

Each resident age 18 or older, including co-signers, must complete an application and pay the application fee.

Pets

Pets may be permitted with approval and may be subject to monthly pet rent and fees. Service and assistance animals are not considered pets and are not subject to pet rent, fees, or restrictions in accordance with fair housing laws.

Holding a Unit

Application fees do not guarantee a unit. Units are reserved on a first-come, first-served basis once the application is approved and the required security deposit is paid. Deposits are property-specific and listed on our website. Approved applications may hold a unit for up to two weeks. Deposits are refunded if an application is denied, and are non-refundable if the applicant withdraws after approval.

Rental Qualifications

Applicants must demonstrate sufficient income or other verifiable resources to meet rental obligations, generally three times the monthly rent. Credit, rental, and payment history are evaluated as part of the overall screening. Recent evictions, unpaid landlord balances, or unsatisfactory history may affect approval. Conditional approvals may be available.

Criminal Screening

F&W Properties conducts criminal background screenings to promote resident and property safety. Criminal history is evaluated using an individualized assessment that considers the nature, severity, and recency of any convictions and their relevance to housing. Applicants may request an individual review and provide additional information. Adverse action notices are provided as required by law.

Through our property management system, positive payment history may be reported to Experian RentBureau.
